Despite a huge turnout and some strong representation the planning committee voted 6:2 to approve the application to build 150 houses.

These are some considered objections to the proposed development No. F/2007/2517 if you have others, please feel free to let us know and we will include them here.

  1. The developer’s travel plan states that this development will lead to ‘an overall decrease in vehicles which will ease local traffic congestion’ It is inconceivable that all 150 households will not be using the roads. The plans show 263 parking spaces 1.75 per household and Wokingham is an affluent area where there is multiple cars per household. This development will not ease traffic congestion. It will add even more congestion to an already grid locked town.
  2. The developers state that the Plough Lane / London Road junction is already at capacity with 20+ cars queuing during the morning peak period. Their only solution to this is to ban right turns into London Road yet according to their own figures only 2 vehicles out of the 275 observed actually made this manoeuvre. The developer’s proposal of banning turning right will in reality do nothing to speed up traffic flow.
  3. The developers report states that their travel plan is ‘speculative.’ As the town is already gridlocked surely any new development should have accurate travel/traffic reports. It’s too late once the houses are built.
  4. Keephatch Woods are claimed to be mitigation for the residents for the existing Keephatch development. This cannot be double counted as mitigation for the new development. Natural England state that they do not consider the mitigation proposal is sufficient. Neither do I.
  5. This development will reduce, and taking into account other proposed developments in the vicinity will eliminate the green gap between our town and Bracknell / Binfield.
